Specialized Consulting Services
40 Year Building Safety Inspections
We provide full service building safety inspections under the 40 Year Building Safety Inspection Program in Miami-Dade, Broward, and Palm Beach Counties. Our company can not only provide you with structural and electrical inspections and reports, but also perform any repair work that may be required for the building to meet the Recertification requirements for the respective county.
While the Recertification Program varies slightly among the different counties, the program generally requires that certain buildings in select counties after 40 years (and every 10 years thereafter) be recertified by a registered Engineer or Architect for structural and electrical safety. The system works as follows: when a building becomes 40 years old, the Code Compliance Section of the county or city in which the building is located sends out a "Notice of Required Inspection" to the property owner. The property owner then has a certain period of time (usually 90 days) during which to complete the required inspection. Based on the results of the inspection, the building will be structurally and electrically recertified for ten (10) years or there will be improvements required for recertification. If improvements are required, the property owner is given a certain amount of days (150-180 days depending on the county) to complete the required improvements. A follow up report is then submitted by the engineer or architect that these improvements have been made and the building is recertified.
It is important to note that, in many cases, buildings older than 40 years have never been sent a "Notice of Required Inspection." It is incumbent on the property owner to acquire this 40 Year Recertification whether a notice has been sent or not. Additionally, it is the responsibility of the property owner to recertify their building every 10 years thereafter. Buildings that are not properly recertified can pose potential liability to the owners in the event of a failure or accident at the property.
Infrared Thermographic Services
One of our more unique services is our infrared thermographic services, which provide state-of-the-art thermographic images and surveys of facilities. We are often retain for these services to locate interior areas of moisture, exterior areas of moisture pentration as well as roofing leaks. We provide a detail written report along with pictures and infrared images as well as recommendations for corrective actions.

On roofs, areas of roof moisture contamination manifest themselves as warmer (lighter in color) areas that may be nebulous in shape and sometimes mottled in appearance. They are commonly found in linear or puddle-like shapes.
The linear shapes many times follow areas, roof drainage routes, roof edges and seams. Puddle-like round or oblong shapes often form around roof penetrations such as mechanical equipment, standpipes, vents and drains.
The wet areas are lighter in color because the latent heat (from daylight sunshine) in the trapped water mass is greater than in the dry, functioning insulation or roof substrate.
After sunset when the roof cools, wet areas of the roof insulation and other materials continue to radiate heat, which allows our high-resolution infrared cameras to detect the sources of heat and record them for later analysis.
